Retimed with Avidemux. Run done off-stream. It took me 838 attempts to get a new PB >_< I finally got the sub 40 though, and this run has the Corridor skip! I'm still surprised it's a sub 40, because the last fight didn't seem that great. Maybe the est was just clean overall. 38 seconds is definitely possible, probably 37 seconds if you get an amazing last fight, but I don't think I'll grind for it.
